Nelson's Wharf Phase 1, 2 & 3

Chiel Construction successfully delivered a multi-phase development project, comprising the construction of a new timber-framed building (Phases 1 and 2) alongside the completion of Phase 3 works at Nelson’s Wharf for Grand Union Junctions Holdings Limited. The project resulted in a fully serviced, high-quality facility incorporating residential-style accommodation and internal amenity spaces.

Working under JCT Intermediate Building Contracts, procured via competitive tender, the works encompassed a comprehensive programme of groundworks, construction, and internal fit-out. Phases 1 and 2 involved extensive substructure works, including excavation, installation of foundations and ring beam, ground floor slab construction, and full drainage infrastructure comprising foul, surface water systems, manholes, and soakaway (subject to ground conditions). Service ducting was also installed for water, electricity, and plant room connections.

The superstructure consisted of a new timber frame building, externally clad in Western Red Cedar, complete with roofing, windows, and doors installed in accordance with the project specification. Internal works included full wall and ceiling linings with plasterboard and skim finishes, installation of internal doors, joinery, and dedicated plant room fit-out with plywood linings to support heavy equipment. Mechanical and electrical services were fully integrated, including connection to existing plant infrastructure and the installation of a ground source heating system.

External works formed a key part of the scheme, including paved access routes, veranda construction with handrails, and making good of all disturbed areas. Careful coordination was required to manage excavation works, on-site material handling, and integration with existing services, ensuring minimal disruption and efficient programme delivery.

Phase 3 works at Nelson’s Wharf expanded on the development, incorporating demolition and site clearance, excavation and formation, drainage installation, and construction of ground floor slabs and structural elements. The project delivered airtight internal spaces and a full internal fit-out, including bathrooms, bedrooms, kitchen, and lounge areas, creating a functional and high-quality accommodation environment. 

As Principal Contractor, Chiel Construction managed all phases of the project, coordinating multiple trades and ensuring seamless progression from groundworks through to final finishes. Strong planning, sequencing, and stakeholder communication were critical to maintaining programme and quality standards across all stages.

The combined works were delivered across phased programmes, including a 23-week delivery period for Phase 3, achieving a total project value of approximately £325,000 for that phase alone. The completed development provides a durable, modern, and versatile facility, meeting both operational and end-user requirements while enhancing the overall value and functionality of the site.

Chiel Construction has continued to build on its strong working relationship with the client, delivering additional phases of work between 2022 and 2026 across the wider site, including the camping pods area, driveway infrastructure, play hut, and cabin installations.

These subsequent works have included the construction of foundations and associated civil engineering works for new caravan and log cabin installations, along with the installation of land drainage systems surrounding the sleeping pods and play areas, carefully programmed to suit seasonal ground conditions. Further drainage improvements included the installation of new gully gratings over existing outlets and enhancements to surface water management.

Additional elements of work included the extension and enhancement of the Willow Property (Phase 3), where the existing front veranda was partially enclosed and glazed to form a new conservatory space. Improvements to external amenities were also delivered, including the construction of new access steps to the children’s play area.

These ongoing works demonstrate Chiel Construction’s ability to support clients beyond initial project delivery, providing continuous improvements and development across multiple phases while maintaining quality, consistency, and strong client collaboration.
