Chiel Construction successfully delivered the design and build conversion of an existing concrete portal frame barn into a high-performance archive store at the University of Warwick’s Wellesbourne Campus.
Working under a JCT Design and Build Contract (2016 Edition), procured via competitive tender, the project involved transforming the existing structure into a modern, airtight and carbon-neutral facility, with stringent performance requirements including a 4-hour fire integrity rating and enhanced environmental controls.
The works included extensive groundworks and levelling, installation of new service infrastructure, and structural upgrades to protect the existing concrete frame from carbonation. New floors were cast, and the building envelope was upgraded through the construction of new walls, cladding systems, and a fully integrated roofing solution with associated rainwater goods.
Comprehensive mechanical and electrical installations were delivered, including a new mains supply, distribution systems, electrical heating, LED lighting, and a fully integrated fire alarm system. Specialist environmental controls included the installation of heat recovery units, dehumidification systems, DX cooling, and a building management system (BMS), ensuring the archive environment met strict operational requirements.
The project achieved a high level of airtightness, exceeding performance targets, supported by thermal imaging monitoring and full BIM coordination throughout the design and construction phases.
Delivered over a 28-week programme, the scheme required careful management of site constraints, including ecological considerations and coordination with existing ground conditions. The completed facility provides a durable, secure, and energy-efficient archive space, meeting the University’s long-term storage and operational needs.
