Mason Hall Student Residence New Laundrette & Social Space

Chiel Construction successfully delivered the new build Mason Halls Launderette and Social Space at the University of Birmingham, providing a modern, purpose-built facility to support student use and accommodate operational requirements during the Commonwealth Games.

Working under a JCT Intermediate Building Contract with Contractor’s Design (2016 Edition), procured via competitive tender, the project comprised the construction of a steel portal frame building with a high-performance external envelope. The structure incorporated a proprietary metal framing system, vapour and air barriers, and cedar cladding, alongside an insulated roof with recessed gutters and a curtain walling façade with integrated access control. 

The works included full groundworks and substructure elements, installation of a ground gas ventilation system, and adaptations to existing mains services. The building was designed to achieve a high level of airtightness, with integrated mechanical and electrical services including new power distribution, LED lighting, domestic water systems, ventilation, heat recovery units, and data, fire alarm, and CCTV systems. 

Additional external works included gabion basket installations to support the embankment, as well as ecological enhancements such as the incorporation of an insect hotel and bird boxes. The scheme was delivered in line with full BIM requirements and required careful coordination across all disciplines. 

Delivered within a live university environment, the project required careful management of pedestrian routes, noise and dust control, and works in close proximity to existing infrastructure, including a substation, plant room, and adjacent watercourse. The team also worked alongside the ongoing Commonwealth Games preparations, ensuring completion in line with strict programme requirements. [

The project was delivered over a 16-week programme, successfully providing a high-quality, functional facility that enhances the student residential offering while meeting the demands of a major international event.
