Chiel Construction successfully delivered the refurbishment of bathroom facilities across Cryfield Halls of Residence Blocks 1, 2, and 3 at the University of Warwick. The project involved the upgrade of 19 bathrooms and 1 kitchen within the student accommodation, transforming outdated areas into modern, durable, and high-quality facilities aligned with current university standards.
Working to the project requirements under a JCT Design & Build 2016 contract, our team undertook a comprehensive scope of works, including structural alterations, installation of new stud walls and MF ceilings, replacement sanitaryware, IPS systems, cubicles, and new fire doors. Finishes were upgraded with Whiterock wall systems, new flooring, and modern decorative treatments. A full upgrade of building services was also delivered, incorporating new electrical supplies with smart fittings, installation of service risers, and localised isolation points throughout.
As Principal Contractor, Chiel Construction managed the project within a live campus environment, overcoming constraints including limited access, existing building conditions, drainage replacement within the structure, and unforeseen mechanical and asbestos-related challenges. We also undertook the Contractor’s Design responsibilities, progressing Stage 4 and 5 design, developing layouts, coordinating M&E elements, and providing material specifications, visuals, and value engineering solutions.
The £1.2m project was delivered over an 11-week programme, ensuring timely completion ahead of student occupation. The refurbished facilities now provide compliant, efficient, and contemporary spaces that significantly enhance the functionality and overall living experience within Cryfield accommodation.
