Chiel Construction successfully delivered the refurbishment and modernisation of two public restroom facilities within the main reception area of the Scarman Hotel at the University of Warwick. The project transformed outdated amenities into contemporary, high-quality spaces aligned with the expectations of a busy conference and hospitality environment.

Working under a JCT contract with Contractor’s Design, the £145k project was procured through a competitive tender process and delivered within a 6-week programme. The scope of works included full internal strip-out, reconfiguration of existing layouts, and comprehensive upgrades to finishes and building services to improve both functionality and user experience.

The refurbishment works involved taking walls back to the structural shell, undertaking damp repairs, and installing new partitions, MF ceilings, and full-height wall and floor finishes. New cubicle systems, resin wash basin units, and client-supplied fixtures and fittings were incorporated to create durable, modern facilities suitable for high-traffic usage.

A full upgrade of mechanical and electrical services was carried out, including new installations, localised isolation valves, and associated fire stopping improvements to ensure compliance with current standards. As part of the Contractor’s Design responsibility, Chiel Construction progressed Stage 3–5 design, including layout development, M&E coordination, and the provision of mood boards, material samples, and value engineering solutions.

The project was delivered within a live hotel environment, requiring careful management of operational constraints including restricted working hours, noise limitations, and maintaining safe access routes within the main reception area. Out-of-hours working and enhanced protection measures were implemented to minimise disruption to guests and staff.

Completed on programme, the upgraded facilities now provide a modern, efficient, and welcoming environment, significantly enhancing the guest experience within the Scarman Hotel.
